Pemanfaatan lahan untuk kegiatan komersial di Kota Banjarmasin berkembang semakin pesat dan sebagian besar menerobos ke dalam fungsi lahan kegiatan lain. Persoalan tersebut semakin meningkat dengan berkembangnya kegiatan komersial pada lokasi yang tidak sesuai dengan rencana peruntukan lahan komersial, sehingga kecenderungan terjadinya penyimpangan dari rencana tata ruang Kota Banjarmasin cukup besar dan belum adanya arahan untuk pengendalian kegiatan komersial yang tidak sesuai.
Tulisan ini merupakan hasil studi perkembangan kegiatan komersial dan pengendaliannya dalam pemanfaatan lahan di Kota Banjarmasin. Lingkup pembahasan meliputi kecenderungan perkembangan kegiatan komersial berdasarkan kesesuaiannya dengan rencana, faktor-faktor yang mempengaruhi perkembangan kegiatan komersial tersebut dan usulan pengendaliannya di Kota Banjarmasin. Tulisan ini diharapkan menjadi bahan pertimbangan di dalam menentukan kebijakan pengendalian pemanfaatan ruang kota, khususnya bagi kegiatan komersial di Kota Banjarmasin.
