Terhitung sejak serah terima Tanah

Terhitung sejak serah terima Tanah dan Bangunan dari PENJUAL kepada PEMBELI, sebagaimana dimaksud dalam Ayat 6.4 atau Ayat 6.5 Pasal ini, maka:
a. Segala resiko atas Tanah dan Bangunan beralih kepada PEMBELI.
b. Segala beban dan biaya-biaya yang timbul berkenaan dengan kepemilikan dan penggunaan Tanah dan Bangunan, termasuk tetapi tidak terbatas pada Pajak Bumi dan Bangunan, pajak/iuran/pungutan lainnya menjadi tanggungan dan wajib dibayar oleh PEMBELI sepenuhnya.
c. PENJUAL tidak bertanggung jawab atas Tanah dan Bangunan dan tidak mempunyai kewajiban terhadap PEMBELI, kecuali:
- untuk masa pemeliharaan yang dimaksud dalam Pasal 9 Perjanjian ini,
- untuk penandatanganan AJB di hadapan PPAT sebagaimana dimaksud dalam Pasal 10 perjanjian ini.

Hasil (Inggris) 1:

Uncountable since the handover of land and Buildings from the seller to the buyer, as mentioned in paragraph 6.3 or Paragraph 6.5 of this article, then: a. All the risks on the ground and the building goes to the buyer. b. all the burdens and the costs incurred with respect to the ownership and use of Land and buildings, including but not limited to the Earth and building Tax, tax/levy/other dues become dependent and must be fully paid by the buyer. c. the SELLER not responsible for land and buildings and has no obligations towards the buyer, except: -maintenance for a period referred to in article 9 of this agreement, -AJB before signing for the CONVEYANCER as stipulated in article 10 of this agreement.

Hasil (Inggris) 2:

Starting from the handover of the land and building from the SELLER to the BUYER, as referred to in paragraph 6.4 or paragraph 6.5 of this Article, then:
a. All the risks of Land and Building to switch to the Purchaser.
b. All costs and expenses incurred with respect to the ownership and use of land and buildings, including but not limited to the Land and Building Tax, taxes / fees / other charges shall be borne and paid by the Purchaser completely.
c. SELLER is not responsible for Land and Building and shall have no obligation to the Purchaser, except:
- for the maintenance period referred to in Article 9 of this Agreement,
- to the signing AJB before PPAT as referred to in Article 10 of this Agreement.
