Beberapa perkembangan kegiatan komersial yang dapat diidentifikasi di Kota Banjarmasin adalah :
1. Rata-rata kecepatan pertumbuhan jumlah unit kegiatan komersial per tahun di Kota Banjarmasin periode tahun 1986-1996 adalah sebesar 118,59 %/thn atau terjadi penambahan jumlah kegiatan sekitar 2.515 unit/thn, dimana kegiatan komersial yang memiliki rata-rata kecepatan pertumbuhan jumlah unit per tahun terbesar adalah perdagangan besar, eceran, dan rumah makan serta jasa akomodasi yaitu sebesar 68,49 %/thn.
2. Banjarmasin Timur dan Banjarmasin Tengah adalah kecamatan dengan pertumbuhan kegiatan komersial paling pesat dalam kurun waktu 1986-2006.
3. Dilihat dari persebaran kegiatan komersial secara keseluruhan, distribusi luas lahan kegiatan komersial per kecamatan di Kota Banjarmasin yang direncanakan sebesar 92,77 Ha dimana luas lahan yang direncanakan terbesar di kecamatan Banjarmasin Tengah, sedangkan luas lahan kegiatan komersial per kecamatan di Kota Banjarmasin yang eksisting sebesar 490,30 Ha dimana luas lahan yang eksisting terbesar di kecamatan Banjarmasin Timur, sehingga luas lahan yang tidak sesuai rencana sebesar 397,53 Ha.
Secara keseluruhan, perkembangan kegiatan komersial yang terjadi di Kota Banjarmasin sangat pesat dan kecenderungan terjadinya penyimpangan dari rencana tata ruang Kota Banjarmasin cukup besar.
